Terms of Service

1. Who we are
Nestwright (“Nestwright,” “we,” “us”) is a listing-operations software product operated from Austin, Texas. These terms are an agreement between Nestwright and you, the real-estate professional using the service. By creating an account or purchasing a listing run, you accept them.
2. What the service is — and is not
Nestwright coordinates listing preparation: it schedules and follows up with the vendors you choose, generates virtually staged versions of the photos you upload, drafts marketing copy and seller updates, and packages your photos for MLS submission. Parts of the service act automatically on your behalf, and every automated action is recorded in a log you can review. Nestwright is software — it is not a brokerage, not a licensed real-estate service, not a photography or staging vendor, and nothing it produces is legal, financial, or professional advice. Nestwright is independent and is not affiliated with or endorsed by the National Association of REALTORS® or any MLS.
3. Your professional responsibility
You remain the professional of record. AI-generated output — staged images, listing copy, seller updates, vendor emails — can be wrong. The service is designed so client-facing material defaults to your review and approval before it is used or sent, and you are responsible for reviewing it. In particular: virtual-staging disclosure requirements differ by state and MLS. Nestwright applies disclosure watermarks, pairs staged photos with originals, and provides disclosure language, but confirming and satisfying the rules of your MLS and jurisdiction is your responsibility.
4. Your content and photo rights
You keep ownership of everything you upload. You grant us the license needed to operate the service on it: storing your photos, processing them through our AI providers to produce staged versions, and delivering the results to you and to the people you direct them to (your seller's progress page, your vendors' booking links). You confirm you have the rights to the photos and information you upload — including any license your photographer's contract requires — and that you have the authority to give us seller and vendor contact details for the communications you initiate.
5. Fees
Nestwright is priced per listing, at the price shown at checkout (founding-agent pricing where offered, standard pricing otherwise). Payment is processed by Stripe; we never see your card number. A purchased listing run does not expire. If the service materially fails to deliver on a listing you paid for, contact us at hello@nestwright.com within 14 days and we will make it right — which may include a refund.
6. Acceptable use
Don't upload content you have no rights to (including photos scraped from MLS, Zillow, or other listings), don't use the service to misrepresent a property, don't attempt to bypass the disclosure and compliance features, and don't use it to send communications to people you have no basis to contact. We may suspend accounts that do.
7. Disclaimers and limits
The service is provided “as is.” We work hard to keep it accurate and available, but we do not warrant uninterrupted operation or error-free output. To the fullest extent allowed by law, our total liability for any claim arising out of the service is limited to the amount you paid us in the twelve months before the claim. We are not liable for indirect or consequential damages, including lost commissions or lost listings.
8. Ending things
You can stop using Nestwright at any time and request deletion of your data (see the Privacy Policy). We may terminate accounts that violate these terms. Sections 4, 7, and 9 survive termination.
9. The legal frame
These terms are governed by the laws of the State of Texas, and disputes will be resolved in the state or federal courts of Travis County, Texas. If we change these terms materially, we'll notify you by email before the change takes effect; continued use after that is acceptance.
